Metal Retrofit

Mid-State provides a number of options for their retrofitting a metal roof.  The final selection is highly dependent on the following items:

  • Is the current owner looking for a 5- 10 year maintenance, or a long term 20- 30 year roof?
  • Is the building heated and/or cooled?
  • Is the current metal roof original, or have other materials been applied?
  • What is the degree of thermal movement of the panels?

 

Coating

A highly reflective weather resistant finish coating, which will be applied to your metal roofing, provides a seamless barrier that will substantially reduce the amount of damage that is caused by UV rays.  This reflective barrier will reduce energy costs, slow down the aging process, and decrease the cost of maintenance.  All seams and fasteners are waterproofed by a brushable polyurethane sealant that is ~ 60 mils thick.  This option is selected for short term roofs when economics drive and when the building is not conditioned inside.

Foam

Spray applied foam roofing is a cost-efficient and durable lasting solution for your old leaking metal roofing. Mid-State ensures their polyurethane foam roofing will be seamless, leak free, and leave your roof vibrant and healthy for years to come.
Metal roofing leaks generally are caused from rust creating holes, bad flashings which do little to prevent water penetration, and deficient seams. Insulation problems can occur because of air pockets, gaps, and compressed insulation. These issues could cost money and time to replace, but with the spray applied roofing system, it can be installed over the older roofing, saving you the extra cost of replacement and disposal. This option is in between price points and it used when the interior space is conditioned or if the building structure needs adds structural enhancement.

Flute Fill Single Ply

Single-ply membranes, which are applied over the top of an existing metal roof and new insulation layer, help to prevent deterioration by creating a strong secure system that reduces expansion and contraction, do to temperature, and because it’s applied over your existing metal roofing, this saves you the extra time and expenses of removal. This option provides the longest term solution and results in a nice flat surface.
